Hello,

I am currently planning a construction project for a townhouse built to KfW40+ standards, with about 140m² (1,507 sq ft) plus a basement.

The basement is a topic I have not wanted to focus on so far, but it is definitely necessary and, in my opinion, one of the most important aspects here. I also believe that a significant amount of money can be saved by approaching this correctly.

For my plot, I need a waterproof basement with a “white tank” (watertight concrete construction) suitable for water pressure—essentially, the most expensive and complex type of basement required.

So far, all prefab home suppliers I have contacted have offered turnkey solutions including the basement. However, I have no idea what the cost of a basement might be if contracted through an excavation or civil engineering company, independent of the prefab house supplier. Is that even an option? Should I be looking into this separately, or is it better to have everything done by one provider? Is it possible to save money this way? According to the prefab home suppliers, there is hardly any price difference here (understandably, they need to cover their commission). Still, I think that especially with a basement like this, a considerable amount of money could be saved.

Have you had experience with prefab homes and basements? How did you approach it? What should I pay attention to when building a basement?
I would be grateful for any help!

We are already quite far into the house planning stage and have detailed offers, but the basement still feels like an area I haven’t fully dared to tackle yet. Perhaps without reason?

From what I have gathered in this forum, prefabricated house manufacturers usually work with their own preferred basement contractors, such as Glatthaar. They don’t use any others. As a result, as a builder, you often don’t have a choice.

KfW40+ and an external basement... phew. A challenging combination for everyone involved! I would recommend sticking to just one of these two features.

Yes, that’s clear. But theoretically, I could say: Please just deliver the house. I will arrange the basement and foundation slab myself.

Some prefabricated house suppliers have no problem with this, while others do...

That’s exactly what I thought. How does the whole process work? Who verifies and certifies the KfW40+ standard? It’s definitely easier if everything is handled by a single contractor.

That’s why I’m asking how feasible this really is and whether it’s possible—or even advisable—to save money on this.

(Timber frame panel) prefabricated houses used to be placed "from finished floor level" on customer-built basements for a long time — and in cases of uncomplicated soil conditions, homebuilders often saw this as an opportunity for DIY work. From my perspective, it was a great blessing for quality assurance when many prefabricated house manufacturers, over thirty years ago, started establishing their own basement construction subsidiaries or — as is more common today — formed partnerships with specialized (prefabricated) basement builders. I would never consider buying only the body and interior from Opel and the engine and transmission from Ford. Forget the idea of mixing and matching like that. A prefabricated house manufacturer who does not recommend specific basement builders — with satisfied customers! — would be out of the running for me.
