Hello, I have a question: is it possible to build two semi-detached houses attached to each other, where one semi-detached house includes a granny flat and the other includes a basement?
We have a bigger problem finding a suitable plot of land where a three-family house can be built.

It depends on what is specified in the zoning plan. It should indicate how many residential units are allowed.

Do you mean both with basements, one as a utility basement and the other as a living basement? – If the granny flat is supposed to be above ground, as I mentioned earlier, I see that half needing to be the wider one.

Having one with and one without a basement is not a problem if you build both halves at the same time (i.e., in one construction phase). From a construction perspective, this is basically no different from a partial basement.

As far as I know, only the zoning plan should specify the number of residential units allowed, as @Niloa mentioned. Duplexes are also not always permitted.

If allowed, also make sure to consider the required number of parking spaces and whether you can actually fit them on the property.
