ᐅ KfW 70 or is it worth investing in KfW 40 Plus with significantly higher costs?

Hello,
I have selected two home builders and requested quotes based on my custom specifications.
Offer 1 is from Heinz von Heiden, building a KfW 70 house with a ground source heat pump.
Offer 2 is from Viebrockhaus, building a KfW 40 Plus house.

The Viebrockhaus offer is exactly €43,000 more expensive than Heinz von Heiden. However, I would still receive subsidies of €15,000 from the KfW bank and an additional €2,000 from BAFA if I choose to build the KfW 40 Plus house. This leaves a net difference of €26,000.

What do you think? Is the KfW 40 Plus house worth the extra €26,000, or would you prefer to go with the KfW 70 house from Heinz von Heiden?

Ah, right, they are building a wood frame structure, no wonder there’s a draft...
In that case, I wouldn’t choose either one.

And how do you arrive at a construction time of 3 months? Or did I misunderstand something?

The schedule is well organized. While with other general contractors the trades have a 1.5-week time window, with V it’s Monday from 1:00 PM to Wednesday at 12:00 PM.

It took us 6 months overall; considering how many days nothing happened, it’s quite manageable.

We currently have a Viebrockhaus in a new development area, and you can literally watch it grow. Their team is on site with vehicles from Monday to Saturday starting at 7 a.m., and the subcontractors can sometimes be seen working on Sundays as well.

The extra cost for KfW40+ certification of €100,000 is obviously complete nonsense. Maybe €35,000. In the worst case (meaning no existing conditions to take advantage of).

A bit of “quick and dirty” work is already part of their concept. The interior walls on the upper floors are metal stud walls.

They save most of the time with fast-setting screed. That means walkable after 24 hours and ready for laying finishes fairly quickly.

And during the cold months, they use their huge weather protection tent.
