Hello everyone!
What should be considered when planning and building a single-family house if you know that you will often be away? It should all work smoothly, with solutions in place for any expected situation, regardless of whether you are there or not. Realistically, I would expect a maximum absence of four weeks.
I’ll start a list here and would appreciate any additions:
- Complete security system with perimeter protection, smoke, water, and gas detectors
- Full outdoor video surveillance with motion detection
- Connection to a monitoring center
- Notifications to the monitoring center in case of power outage or heating failure
- The monitoring center should be able to remotely open the driveway gate and front door
- The monitoring center should have the ability to make announcements around the house via loudspeakers
- No roller shutters (not even automatic ones)
- Roof drainage entirely passive, without the need to pump out infiltration pits during heavy rain
- Automated garden irrigation
- Garden design without large lawn areas, possibly with a robotic lawn mower
- Trash bins must be accessible from the outside for waste collection services
The only remaining requirement is that someone regularly collects the mail. Have I forgotten anything else?

In a multi-family building, your neighbor next to you could fall asleep with a cigarette at any time, or the person above you might have a problem with their washing machine.
Primarily, I need to protect my archive because it is the basis of my work, and none of the technical equipment must be damaged either.
This is not only my place of residence but also my business location. The current house already meets most of my requirements; only a soakaway drain needs to be pumped out after heavy rain.
So far, my parents have also been helping a lot, but they are not getting any younger...
Controlled ventilation and exhaust systems are a standard feature nowadays anyway; are there still new buildings without them?

Digitizing and Backing Up Archives Redundantly?
What kind of technical device with which sensitivities? In my opinion, this has nothing to do with vandalism or typical theft. Devices can be insured and replaced, but archives (originally on paper) can truly be archived, meaning not just stored in boxes somewhere, if they are that important.

Everything is digital and duplicated nowadays. Still, I don’t want any harmful incidents to happen in my personal environment. That’s why I appreciate being as well prepared as possible. Especially since every attempted break-in causes significant damage and costs. Not to mention the emotional impact.
For example, I don’t like it when I look out the window in the morning and see that all the copper downpipes on the neighboring buildings have been removed.

Have you considered a panic room in case intruders come while you are at home??

I am not thinking about serious crimes, but rather opportunistic offenders. I want to make it as difficult as possible for them. The security service not only receives the system alerts but also has access to the video footage.
Ultimately, my goal is to have as complete remote monitoring as possible.
In my case, I maintain that the vandalism only started after the hedge in the surrounding green area was trimmed.
