lisa-kessler23 Aug 2017 15:30Dear forum members,
I have a few initial questions about building a house...
About us: I am female, 24 years old, and my partner is male, 26 years old. We are unmarried and have no children. We currently live in a rental apartment (around 100 sqm (1,076 sq ft), 560€ rent including utilities). My boyfriend is still in training but will earn about 2,200€ net per month starting in March 2018. As for me, I have been fully qualified for six years and have a permanent job. I earn about 1,600€ per month.
We want to convert a barn on my father-in-law’s property into a residential house... We do not plan to get married.
I do not want to pay "rent" to my boyfriend but would prefer to contribute to the loan as soon as possible. What is the best way to arrange something like this?
I would also like to know how to best protect myself contractually in case of a separation. Marriage is not planned, at least for the time being.
I should also mention that my boyfriend’s father is a trained bricklayer and would pay for the shell construction. A lot of the work on the house could be done ourselves.
Thank you very much 🙂

Deliverer23 Aug 2017 15:45What speaks against simply paying half of the loan interest and the operating costs, including a small maintenance reserve? Basically everything, except no repayment.
Then there wouldn’t be any discussion in case of separation. You would just pay for what you actually use or cause. It’s not that little, actually…

lisa-kessler23 Aug 2017 15:52Thank you for your reply.
However, I feel like I would just feel like a 'guest' the whole time...
I’m also somewhat worried that people will only say 'E. is building'… and that I won’t be mentioned at all.
Is there a possibility for me to be registered in the land registry as well?
As mentioned, the house would be built on my parents-in-law’s property.

Hello,
First, I would clarify whether it is even allowed to convert the barn into a residential house or to demolish it and build new on the site.
The best way to find out is by contacting the building authority. This inquiry is free of charge but can save a lot of brainstorming if it is not permitted.
Otherwise: a dream, only about €600 (around $650) rent for 100 sqm (1,076 sq ft), including heating. You will never live that cheaply again 😉

But surely there will be more discussion on this, so I’ll leave it at that for now.
About my idea: Whether a guest or not – €600 (about $650) from an income of €1,600 (about $1,740) would be enough for me anyway, and I wouldn’t push for more.
(€150 (about $160) interest, €150 (about $160) “warm” costs, €150 (about $160) reserves add up to €450 (about $490) per month. Then a few furnishings like a refrigerator or similar, and you reach about €600 (about $650).)

Is this best done through a notary? If “this” means the registration in the land register / property register, then yes, it can only be done through a notary.
