Hello everyone,

We are currently considering a prefabricated house from Bien-Zenker. It was built at the end of 2013, so it’s almost new. A family with five children lived in it for one year. The marriage broke up and the house is now being sold. Some interior work was done by the owners themselves, which is visible in places (bathroom grout is poorly done).

The details are as follows:

  • Living area 180 m² (1,938 sq ft) over two floors
  • Ground floor includes a utility room, open kitchen/living/dining area, bathroom, guest room
  • Upstairs there are 4 bedrooms and a bathroom
  • KfW 70 energy standard with district heating, controlled ventilation system Lunos with heat recovery
  • Plot size 475 m² (5,110 sq ft), price was 250 € per m²
  • No basement
  • The house is very simple, gable roof, no balcony, knee wall 1.60 m (5.25 ft)
  • Detached garage 7.50 m (24.6 ft) long
  • Driveway and parking spaces paved
  • Terrace slabs are laid
  • The garden is undeveloped, no fence, lawn, plants, etc.
  • 2 bathrooms: downstairs with shower, upstairs with shower and bathtub, standard quality
  • Large kitchen with Bosch appliances
  • Flooring is laminate
  • 3 solar panels on the roof

The purchase price is €390,000 plus realtor fees. The walls all need repainting as they’re quite marked by the children. Some baseboards need repair. The garden still needs to be landscaped.

What do you think? Is the price reasonable?

Thank you very much.

Best regards,
Timo

Why not contact Bien-Zenker or request a quote for a similar house? That way, you will have a reference point.

BW -> 1600 €/m² (square meter) minimum + additional construction costs 30,000 € -> 318,000 €
Depreciated over 50 years... minus 4% -> 305,000 € + land -> 435,000 € without ever having seen the property, without knowing the scope of work, and without knowing the specifications.
Otherwise, get an expert appraisal. Please don’t start with the walls or the paving stones... those would also be extra on top of the 318,000 €. Likewise, you cannot mentally deduct property transfer tax / stamp duty... you always have to pay that.

Hello Timo,

I have now read through the entire thread and... I am somewhat shocked.

If you didn’t want to save on the building inspector/appraiser and he or she valued the condition and quality of the house according to the offer – what more do you want? You will not find a cheaper almost-new house!

The walls all need painting because the kids really messed them up. Some baseboards need to be repaired. Garden needs work.

If you were building new, in my opinion, you would not manage with the costs and features mentioned above – you would still have to do these things, possibly even more. What do you want – a miracle? If yes, you might as well stay in your current home, because that will never happen.

I already find it bad enough that the sellers are facing the ruins of their existence; and I think it is – to a certain extent – understandable that everyone wants to negotiate as well as they can. But your search here, for hints to push the price down further (that’s the impression I get), I find... we really lack adjectives for that.

Decide based on the facts – not because of the upcoming vacation – whether you want the house or not, and that’s it. I am confident that if you decide against it, another buyer will soon take interest in the property and at least somewhat ease the sellers’ situation.

Sorry Bauexperte, my intention here is not to push the price down as much as possible. I simply want to get a sense of whether the price is reasonable. And considering some of the opinions shared here, the price is definitely a valid topic for discussion.
If discussions like this are not welcome in a forum like this, that’s fine.. I accept that! Otherwise, I appreciate every suggestion and opinion I have read so far.

As I have already mentioned twice and demonstrated once: the price is reasonable.
Thank you very much, see you soon.

By the way, I agree with the construction expert… that really sounds like a "gold rush mood" on your part…
