We are currently considering a prefabricated house from Bien-Zenker. It was built at the end of 2013, so it’s almost new. A family with five children lived in it for one year. The marriage broke up and the house is now being sold. Some interior work was done by the owners themselves, which is visible in places (bathroom grout is poorly done).
The details are as follows:
The purchase price is €390,000 plus realtor fees. The walls all need repainting as they’re quite marked by the children. Some baseboards need repair. The garden still needs to be landscaped.
What do you think? Is the price reasonable?

- Ground floor includes a utility room, open kitchen/living/dining area, bathroom, guest room
- Upstairs there are 4 bedrooms and a bathroom
- KfW 70 energy standard with district heating, controlled ventilation system Lunos with heat recovery
- Plot size 475 m² (5,110 sq ft), price was 250 € per m²
- No basement
- The house is very simple, gable roof, no balcony, knee wall 1.60 m (5.25 ft)
- Detached garage 7.50 m (24.6 ft) long
- Driveway and parking spaces paved
- Terrace slabs are laid
- The garden is undeveloped, no fence, lawn, plants, etc.
- 2 bathrooms: downstairs with shower, upstairs with shower and bathtub, standard quality
- Large kitchen with Bosch appliances
- Flooring is laminate
- 3 solar panels on the roof

That is how it reads to me, and that is what I communicated. Because if it were otherwise, you would ask your question:
to a specialist with expertise in prefabricated house construction, not a virtual forum that—despite good intentions—cannot accurately assess the price of a house "x."
There are very few questions here that are not accepted; yours certainly is not one of them. I would just wish that you would accept something from what you questioned here in the end. How many windows and whether there are enough in this case is decorative detail and depends on the current trends and preferences of the responding users. They can answer the question of reasonable yes/no, but not reliably.

Ok, sorry... I should have expressed myself differently in some parts. I know the family by now and certainly don’t mean any harm to them.
The problem is that I wanted to protect myself at least a little before the upcoming negotiations. That’s why I considered the forum the right place to turn to. Tomorrow we have the final discussions with everyone involved and will see what happens. Thanks again!

Since the house is less than 5 years old, you will also be buying it with the remaining warranty (correct me if I’m wrong).
If you compare it to a one-year-old car, I would say you are basically buying an almost new vehicle, with the drawback that you can no longer customize anything. The advantage, however, is that you know exactly what you are getting and you can see it right away.
I think the risk on your side is very low. The house is already built. You only need to do some minor cosmetic repairs, and the only thing left missing is the garden.

I believe @Koempy is right. Warranty claims can and should be transferred with the sale.
If I remember correctly, this transfer of warranty must be mentioned in the notarized contract.
Perhaps one of our legal experts here (@Voki1?) can provide a definitive answer.

The price dropped from 390,000 to 375,000 euros (approximately 410,000 to 405,000 USD) in a short period, if I recall correctly. Why?
The realtor told @Schluckie to act quickly, otherwise the property will be listed on real estate platforms and sold fast. Typical sales strategy – if the house would really sell immediately at the original 390,000 euros (410,000 USD) asking price on platforms like Immo, why would the sellers voluntarily reduce the price by 15,000 euros (16,000 USD)? That would mean a loss of 15,000 euros (16,000 USD) for the current owners, which they would hardly accept given the current situation, unless they had to.
@BeHaElJa estimates the house at 435,000 euros (457,000 USD) – I estimate about 340,000 euros (358,000 USD) using standard cost calculations without knowledge of the local adjustment factor (both including the plot). (Although I’m not sure if the 435,000 euros (457,000 USD) includes additional costs!?)
A significant difference of 95,000 euros (100,000 USD). Using standard cost calculations with a mid-level finish, you arrive around the asking price of 370,000 euros (388,000 USD). So the question is… is the finish level actually as stated or not? Based on the photos, I am skeptical about the exterior, but the interior could justify it more. I do not see a high-end finish that would justify BeHaElJa’s valuation – neither outside, inside, nor in the description.
Also, non-experts like @Schluckie can occasionally make "mistakes," but I haven’t noticed any aggressive "gold-digger" tactics here; maybe that’s because I don’t see any value to be found.

That includes the land and additional costs (30,000€).
Why do you estimate 340,000€ including the land?
That would mean 210,000€ for a 180 m² (1,940 ft²) house in Baden-Württemberg... so about 1,160€ / m² (108 USD / ft²) – I’m building in Lower Saxony and wouldn’t manage that, even if we omitted the windows.
