In recent days, I have been thinking more about the idea of building a house. It’s basically decided that my girlfriend and I definitely want to own our own home in the future. The question of whether to buy an existing house or to build one keeps coming up. We regularly check the usual property websites to get an overview of the homes currently available in the nearby area (Mülheim an der Ruhr). Since the market situation has been, to put it mildly, "more challenging" for some time now, this raises my question. While browsing these property sites, I often find at least 2-3 issues with the houses listed that, in my opinion, would be deal-breakers 😀
Therefore, to what extent should preparatory work or efforts be made before starting a building project?

As several others have already mentioned, your budget will be quite tight for a new build.
Overall, I would advise you not to focus too much on the Mülheim location and to check what is still an acceptable commuting distance to work. For this, you can use an online tool that calculates travel times (for example, Oalley). Just enter your workplace and see what areas fall within a reasonable commuting radius around it (for example, 45 minutes). This will give you an idea of which locations might be suitable. Generally, I would suggest moving away from Düsseldorf, more towards the northern Ruhr area, Lower Rhine, etc. Also question whether it is really necessary to live close to the city. You might go out a lot now (when there is no lockdown), but if you have children in the future, that will decrease significantly. After COVID-19, you might not commute to the office every day.
Then you can check the websites of the cities/counties/municipalities, as they often have a section on their homepage about plots and new development areas, or you can call them directly.
You could also search the local press (for example, via Google News) for new development areas. That’s how we found out about the new development area in Duisburg, where we will now buy a plot.
You could also look at developers. They often sell semi-detached or terraced houses, which might better fit your budget.

Yes, same here! Where are you based in Essen? We quietly purchased a small house in Kupferdreh last year. Renovation is currently being planned. We were just lucky. I find new construction even more challenging around here. In true new development areas, the final results usually look disappointing, and prime plots are unaffordable. Recently, I saw something priced over a thousand euros per square meter, in a mid-level location in Heisingen.
