Hello everyone,

We are from the beautiful and expensive region of Baden-Württemberg and would like to realize our dream of owning our own home. We are planning a small single-family house with 2 children's bedrooms.

We are now looking for "affordable/good and common" prefab house suppliers.

After initial cost calculation, we have a budget of about 300,000 to 320,000 euros.
This includes the land and all other costs, such as notary fees, utility connections, property transfer tax, landscaping, foundation slab (if necessary), etc. (basically everything from securing the construction site to missing items like a toilet brush) – costs. ops:

Since we are at the "almost impossible" limit, we are aware of this.
Now it is our task to see if the "almost impossible can actually be done."

Roughly speaking: a plot without a slope (400m² (4300 sq ft)) here is available from about 100,000 euros.

--> This means a remaining budget of 200,000 to 220,000 euros for the house (including everything).

Can someone simply name the "common prefab house suppliers"?
Danwood, Massa Haus, Town & Country, Heinz von Heiden, ... what else could fit into "our" price range?

Many thanks in advance, I’m curious to see if our wish is feasible or if we will need to consider an existing property instead.

With that budget, I would move away from the big-name companies and instead consider smaller, local providers. And at least in our case, prefabricated home suppliers were generally more expensive than traditional solid construction.

This is not "almost impossible" but "far from feasible," unless 80m² (860 sq ft) is enough for you. It shouldn’t come as a surprise that the more affordable prefab builders tend to increase the final price later on by adding extras. Therefore, the cheaper the initial offer, the larger the contingency you should have set aside for unexpected costs that no one could have anticipated beforehand.

Take a look at the common threads here about additional building costs and overall construction expenses. You will need to add a significant amount to your budget. I would say at least 100,000, then you can start talking about WHAT is actually possible.

In an area where 1 square meter of land costs 250 euros, a house will not be available for 220,000 euros. Not even from Town & Country and similar companies....

Hm, as an example, the Town & Country Flair 130 is listed on the website for my vehicle license plate area at €173,940, with Stuttgart (S) for €193,260, and also for Mannheim (MA).

Maybe a few small additional features, otherwise standard. Roller shutters and underfloor heating are already included. Plus the additional construction costs. It can’t be that unreasonable, right?!
