Hello and good evening,

After much consideration, I have decided that a log cabin-style house is the right choice for me. I couldn’t find any prefabricated kits that met my expectations, so it will be built according to my specifications.
Now for my questions: Generally, should any master carpenter be authorized to submit the building plans?
If I do not take out a KfW loan, what (minimum) requirements for insulation values, etc. do I need to meet? Or how do I determine those, or can I rely on the fact that a manufacturer offers the same building type?
What about fire protection regulations?

I have many more questions, but I will ask those as needed.

In Bavaria and Baden-Württemberg, I would currently estimate at least €2,500 per m2 (about $270 per sq ft) for a standard build. Additional costs such as ancillary building costs, landscaping, garage, etc., will also apply.
I suspect that a wooden house won’t be significantly cheaper either. You still need to comply with the energy saving regulations.
DIY work is often overestimated because you usually can’t do as many hours as expected. Having good connections definitely helps.
High groundwater levels and soil disposal costs argue against a basement from a cost perspective.
But with a budget of €250,000 (about $270,000) on a serviced plot, you probably won’t get more than 80 m2 (860 sq ft) including ancillary building costs. With a lot of DIY work and good connections, maybe 100 m2 (1,080 sq ft). Were you planning to build that small?
In any case, you would have a large garden.
Sustainability is important. Additional insulation or KfW55 standard or better usually does not pay off. The same goes for solar thermal systems – it’s more of a passion project.

I am completely flexible on that; if I really need more money, then I just have to loosen the budget. But I’m not posting a full financial statement here, and if necessary, I also have a partner with a better income. However, the important questions to start with are the ones above. Let’s put the money aside for now.

You don’t have to prepare a detailed list. Just use the 2,500€ as a rough reference.
The minimum requirement is the energy-saving regulation. Timber houses are often already better.
You will also need an energy performance certificate. An individual calculation will be necessary (renewable energy, heating, insulation values of walls and windows, etc.).
The carpenter should be authorized to submit building documents in Bavaria as long as your building area stays under 200 m² (2,153 sq ft).
For fire protection, maybe someone else can assist you.

Log cabins cost almost nothing; I heard that beautiful houses were built for 200,000.
