Hello everyone,

During the planning phase of building a house, you inevitably come across forums about home construction and topics related to energy standards. I have already read several books and browsed various websites on the subject. I should mention that I am not a professional in this field. What I have noticed is that the entire topic of "economic / ecological home construction" is heavily influenced by commercial interests. The so-called "smart" consumer is often misled by marketing terms and a government-led campaign for "CO2-efficient building." Books or websites dealing with this subject often do not provide clear, comprehensive assessments.

In the "better" literature, insulation materials are compared in terms of insulation value and whether they are expensive or affordable. However, I still cannot determine what makes the most sense for my individual case. I simply do not want to spend excessive amounts of money, especially on things that do not add value, such as polystyrene insulation. If additional costs for a particular heating system are reasonable over a feasible period, then yes.

Our current goal is to build a simple single-family home with about 130 - 140 sqm (1400 - 1500 sq ft). The house should cost around €200,000 (without outdoor landscaping, floor coverings, land, or additional construction-related costs; our expectations are modest).

I am interested in knowing, based on the current state of technology, what is the most energy-efficient and cost-effective building option?

Energy-saving regulation / building standards according to KfW, yes or no, and if yes, which level?
Solid construction or prefabricated house?
Condensing boiler technology or heat pump?

I already have several offers, including one from the company Helma.
The house in question is approximately:

- brick cladding on house corners (standard included)
- cantilevered wooden staircase

Cost = €218,000

I am reading about polystyrene on one hand, and on the other, a price that is 10% above your “limit.”

And that is only one offer. The price stated later in your construction contract will be different.

Take the calcium silicate brick at 87 cm (34 inches), for example:
Every second bed won’t fit there, plus there are other disadvantages. So, two more brick courses will be included in the offer. Costs: four-digit amount.
Colored exterior plaster: yes, colored, but not silicone resin plaster or any chemically enhanced type. Costs: four-digit amount.
Where is the roof window? You need a roof window since the attic will be storage space: €1,000 extra.
Roller shutters... personally, I have been insulted here several times for saying this, but you can do without roller shutters. You will also have to. The offer doesn’t include any.

But you can remove items: for example, the Nibe system. Helma will offer you gas heating at the same price because they get the Nibe system much cheaper in bulk but not the good gas heating. So, the heat pump and underfloor heating remain.

Because only with gas you might not reach the KFW 55 standard...

Outdoor faucet, lockable outlets, separate electrical circuit for the washing machine and/or stove: all minor wishes… but they still cost money.
In the end, you will be where you didn’t want to be, and the price will no longer match this offer.
Meanwhile, you get a bathroom without a shower door and no bathroom mirror. The vanity cabinet is also not included. The entrance door’s porch will be twice as expensive because the secondary entrance door also needs to be equipped.

I wish everyone a cheap house—I built one myself... sometimes I wished certain things were of higher quality, like the lousy Q2 plaster or the electrical installation. But we had to and still have to be economical. At least we have a high-quality interior finish; nothing is cheap or low-quality, and we don’t regret that anytime soon!

I believe 130 sqm (1400 sq ft), everything included, but of course no carport or garage.

The 5000 EUR was the additional cost for extra electrical items that were not sufficiently included in the package.
Plaster in a darker shade.
Doors with internal glass panels.

Or maybe misunderstanding. The linked listing shows a price and, along with the pictures, a broad overview from the Hebel catalog. But on the side, there is also a supplier (foam) — and when I look at their bungalows, I think: that’s what you’ll actually be building with. Right?

But you are. Above, only costs for sockets and similar were added. I wasn’t referring to taxes and notary fees, but to the additional construction costs.
