After three years of searching, my wife and I have finally found our dream plot of land in Gummersbach, NRW. We purchased it just last week. It’s a beautiful and sunny spot that’s now ours.
The plot is developable according to §34 and measures 969m² (10,429 sq ft). Before buying, we took photos of the surroundings and then went to the local authority. The kindly lady there confirmed verbally that we can build a two-story townhouse because there is also a two-story townhouse next door.
Before we take the floor plan to the architect, we would like to hear your opinions on it.
Preliminary information:
- My wife definitely wants the utility room on the upper floor so she doesn’t have to carry laundry up and down the stairs.

What also surprises me is that—even with so much space allocated for “technical + laundry”—the upper floor bathroom drainage still runs through the living room.
Please don’t take this the wrong way—I’m always in favor of large utility rooms, but in this design it seems a bit excessive to me, or I simply don’t understand the reasons behind this decision.

Sebastian7915 Sep 2015 10:39A 3.2m (10.5 feet) height difference to the neighbor on the right? You’ll definitely have to do quite a bit of leveling or filling, won’t you?
Just a small tip: Bring a rough room size plan to the architect and have them draw it up—instead of going straight to a finished floor plan. That way, you’ll immediately see how they respond to your needs and whether it really “fits.”

A bit too much of a good thing 😉
Large living room – great! But where should the dining area go? There’s no space at the 2.75m (9 ft) section, and placing it in the middle makes it too big and almost too close to the sofa. Also, the storage room is not centrally accessible.
A bit more zoning (coziness, dining, and storage) would be helpful.
Upstairs, the nicest area is used as a utility room... we also have our laundry room upstairs, sized 150cm x 2.50m (5 ft x 8 ft), which is sufficient. If you add 5 sqm (54 sq ft) to that, you could even dance while doing laundry and still gain extra space upstairs that could be used for a proper walk-in closet, a children’s bathroom, or a study.
Based on the floor area, the ground floor could fit technical/storage rooms, a study, and a large living room, while the upper floor could provide a normal-sized utility room, three bedrooms, and a dressing room.
So: there’s still more potential in the house size, which you could gladly have the architect plan, especially if you’re going to hire one anyway 🙂
