ᐅ Signed the construction contract – Impact of rising raw material prices?

Hello everyone,

First of all: our fixed-price contract is signed, and we are waiting for the scheduled erection date of our house. This is supposed to be in June, and the foundation slab is already completed.

Question: Has anyone already experienced that despite a signed fixed-price contract, the rapidly rising costs and occasional lack of availability affected the erection date and/or even the price?

There are rumors that companies are proactively approaching customers, saying that the house cannot be built at the agreed price. Is there any truth to this?

Good luck, sciliar

I am waiting for the windows I ordered back in December. The current status is delivery in May. This has a huge impact on the construction schedule of my major renovation.
My windows are already finished and waiting for the house. Unfortunately, the masons are no longer punctual at the construction site—at least not at mine.

Should we switch? My tradespeople have been on time so far. :p

What matters most is always the content of the contract. It is common to have clauses that allow the passing on of material price increases or that tie the price to a specific period. You need to read these carefully. In addition to the construction contract, the general terms and conditions (GTC) usually also apply.

We had a shortage of rim joists and currently the insulation for the underfloor heating system.
