Tomorrow, Sunday, 09/23/2012, the "Building and Living Dreams" fair will take place in Bergheim from 11:00 AM to 6:00 PM.
The fair is a regional construction exhibition covering topics such as building, living, design, furnishing, renovation, and modernization. Visitors can gather information on current products and services from numerous exhibitors. Free expert lectures on current topics complement the exhibitors’ offerings at the fair.
By invitation of the provider Helma Eigenheimbau, I will also be present during the opening hours. So if you are from the area and want to discuss questions about your house construction project directly—without delays caused by the internet—you are warmly invited to visit the fair. First of all, I would like to thank the users of this forum who made the trip to Bergheim. The conversations were interesting, insightful, and certainly marked by remarkable openness. Thank you for your trust!
As a summary, I must say that my optimism is not exactly boosted when discussing "our" job with a guild master or employees of the consumer protection agency. It is equally sobering to realize that the simple mounting of a solar panel poses a challenge for the selling company, just as the statement of an expert from the consumer protection agency that almost no – none – of the energy efficiency calculations for houses presented to them so far were error-free! The €uro will (with a tear in its eye) be pleased to read that its findings are confirmed by prominent sources.
I have been in this business for quite some time, yet until today I was unaware that a window manufacturer can legally improve a window’s U-value by applying a security approach similar to RC II (formerly WK II), even though this security actually distorts the value of the glass including the frame in the opposite way. The criminal investigator who told me this was quite amused by my facial expression, as he had experienced the same surprise when a window manufacturer revealed this trick to him (precautionary note: I will not do this). There is shoddy work and trickery wherever you look... even in supposedly reputable companies where I would not have expected it.
At the same time, we all agreed that the homebuilders themselves are not blameless in this situation. Frugality is still the motto for most builders—unfortunately. The providers’ trickery could be easily stopped if, instead of maximizing features or a new kitchen, a technical building equipment (TBE) plan and an independent expert were commissioned to oversee the construction process. This would put an end to trickery in the short to medium term. If the status quo remains, many builders who have taken advantage of KfW loans may still receive notices that will not make them happy. For 10 years, the builder must be liable to ensure that the KfW requirements have been met – Section 264 of the Criminal Code should not be underestimated! Moreover, many cities and municipalities now require a certain energy efficiency standard to be met when selling municipal land.
By the way—no matter what your provider tells you: from KfW 55 onwards, an independent expert must supervise the construction on site; a structural engineer’s stamp alone does not fulfill this requirement!
