Hello everyone,
after reading along here for a while, we have now signed up and of course already have some questions ready.
We are still at the very beginning of our house-building project. We had an appointment with the first company on Saturday. The person seemed quite well-informed and competent. First, we were asked about our wishes and what is important to us in the house. We are thinking of a bungalow with about 80-95 square meters (860-1,020 square feet) of living space, with underfloor heating, a large kitchen, and my wife would like a small porch with two columns (I think you know what we mean). The representative will prepare an offer for us, which we will receive next Sunday.
What surprised me at the end of the conversation was that he insisted on receiving documents for possible financing right away and explained that we should sign this year (there is a withdrawal clause) because prices will increase everywhere next year, and we would then have to pay about 4,000-5,000 euros (4,400-5,500 US dollars) more. I’m feeling a bit pressured. The company has been on the market for several years.

toxicmolotof1 Dec 2014 19:18The year 2014 is over when it comes to signing contracts, unless the project is already fully planned with all details included.
Better to spend more time comparing, researching, and gathering information. Affordable can mean cheap, but expensive doesn’t always mean better. Who’s to say the competitor isn’t selling the same house for $10,000 less anyway.
If you’re unlucky, the house seller might still need to hit their annual sales target quickly and will try everything to close the deal at any cost (even at your expense).
Of course, they might be right and you already have the perfect offer—but that’s rather unlikely.

We visited them again yesterday.
At the previous appointment, we had shared our wishes.
He wanted to prepare and show us some options.
Yesterday's situation was as follows:
He showed us two bungalows with floor plans from the company website and said… well, you can change all of that anyway. We already knew that.
Then he printed out the construction contract for us, which listed a different company as the contracting party, and wanted to schedule the next appointment right away regarding financing.
Well... we are out, and that company is no longer an option for us.
We do not feel well taken care of there.
Of course, I took another look at the contract and found it to be... hmm... a bad joke.
We are still in contact with other companies, so we’ll see...

I specifically registered here because I was told the exact same thing during a conversation with an Allkauf house agent! Sign this year, because next year prices will increase by at least 10,000€ (about 10,000 euros) per house due to a design change in the roof. He wanted to schedule an appointment right away and, of course, only had two appointment slots left this year, so he pressured me to choose one of them. Ideally, he wanted me to sign on the spot!

toxicmolotof13 Dec 2014 22:19I’m not sure what your roofs cost, but our very complex flat roof cost 18,000 euros. A standard gable roof would probably have been around 12,000 to 14,000 euros. What could possibly make a roof cost an extra 10,000 euros? Rafters made of gold?
