1 bungalow of about 150 m² (1600 sq ft), with a finished attic to be used as a separate apartment.
We have purchased a 600 m² (6500 sq ft) plot of land. Our budget is:
250,000 euros for the house, 65,000 euros for additional building costs including carport and landscaping.
Our requirements: heat pump, underfloor heating, electric shutters.
Will our budget be sufficient?
Who would you recommend working with?
We are almost indifferent between a solid (masonry) house or a prefab house!

Simple architecture, large living room on the ground floor with open kitchen, utility room and guest toilet, 3 bedrooms and bathroom on the upper floor => €163,000 (approximately $178,000) as a KfW 70 energy-efficient house on a slab foundation.
Basement for utility use €36,000 (approximately $39,000) plus: additional storey height, screed, thermal insulation, underfloor heating, living room windows on one side, bathroom with necessary foul water lifting unit, possibly backflow protection => about €35,000 (approximately $38,000) +/- €5,000 (approximately $5,500)
Total amount accordingly €234,000 (approximately $255,000) or €239,000 (approximately $260,000).
This results in the following calculation:
House budget: €310,000 (approximately $337,000)
less:
New build: €239,000 (approximately $260,000)
Additional costs: €30,000 (approximately $33,000)
Remaining:
For floor finishes, painting, garage, landscaping, etc.: €41,000 (approximately $45,000)
Construction time 7 months. This calculation does not yet take into account possible necessary measures related to found or unknown soil conditions and any additional waterproofing required for the basement. Additional costs starting from about €5,000 (approximately $5,500) may arise, with potential for much higher expenses! It also remains to be considered whether it makes sense to accommodate your mother-in-law long term in the basement; in any case, I would already consider accessible design when planning – you never know 😉

Classic two-family house with granny flat, total 210m² (2,260 sq ft), of which the ground-level granny flat accounts for 58m² (620 sq ft) => €250,000 (approximately $272,000) on a slab foundation as KfW 70 energy-efficient house
The second calculation looks like this:
House budget: €310,000 (approximately $337,000)
less:
New build: €250,000 (approximately $272,000)
Additional costs: €30,000 (approximately $33,000)
Remaining:
For floor finishes, painting, garage, landscaping, etc.: €30,000 (approximately $33,000)
Construction time 5 months. Built on a slab foundation, the soil conditions encountered may also require additional measures; for example, if silty soil or similar is found. This design also has the advantage of including two separate entrances for the granny flat and the main house respectively => potential for later rental!
I don’t know if my answer corresponds to what you call hope; if so, I would be happy for you. In any case, you should seek advice from an architect or a trusted sales consultant; face-to-face discussions often bring up good and affordable ideas 😀
