ᐅ Is the Energy Saving Regulation from 2021 making new construction unaffordable?

Hello!

My banker told me that I shouldn’t wait much longer with my new build because starting in 2021, regulations will change so drastically that new constructions will cost 20-25% more than they do today.

Assuming I could afford it – wouldn’t it be clever from a speculative point of view to build a multi-family house BEFORE 2021 and consider it a retirement investment?
My banker used the term “concrete gold.”

Looks like someone wants to spend money.

If it should come to that, which is still uncertain, the current Passive House standard would become the norm. Just roughly speaking.
Passive house construction has long since moved beyond the early stages, and no, it is not necessarily more expensive if you work with a specialist provider.

Not so long ago, KFW 55 was considered an unaffordable concept. Now it is standard and being built less?
