Fortunately, the claim that new residential developments are unattractive is not a generalization.

This common saying is really nonsense.
We renovated a house in 11 weeks. Including a complete electrical installation, both bathrooms, water/sewage systems, fully sanded, leveled, and newly installed floors, radiators, and completely wallpapered walls. Also, central heating with gas including connection, roof insulation, and much more. Only most of the windows and interior doors remained.

Investment: time and a total of about 240,000 euros for a renovated 140 sqm (1,507 sq ft) house with a basement, triple garage, unheated conservatory, 1,000 sqm (10,764 sq ft) plot with automatic irrigation and a robotic lawn mower. The entire property is surrounded by mature greenery.
At the back of the property, there is a new development area where land sells for 120 euros per sqm (about $11 per sq ft). All this in the greater Hannover metropolitan area, about 35 km (22 miles) away. So, not the worst location. Doctors, schools, etc., are all nearby.

I work in the federal administration. I never learned anything else.

You need some talent, self-confidence, and the ability to coordinate and plan. Luck also plays a role.

We now have a reasonable mortgage payment well under 1,000 euros per month and are able to send both children to nursery/kindergarten without having to make compromises.

And how does one come to such an insight?

Looking at my neighbor, he did it... simply because he can and enjoys it.

The hours of personal effort put in there... you really can’t pay for that with money.
He bought the house many years ago at a bargain price, and now it, along with the garden, is absolutely top quality.

And before anyone wants to copy that... he is a structural engineering expert, has two “right” hands, and knows exactly what he’s doing.
