ᐅ Watertight concrete basement for living space

Good evening,

I have received a quote for a waterproof concrete foundation (“white tank”), 10m x 10m (33ft x 33ft), for over €50,000.

I want to use part of the basement as a home office and bathroom. I researched online and found that the area would need to be insulated.

1. What exactly should I expect in this regard?
2. Does the insulation need to be installed on the outside or inside?
3. The waterproof concrete foundation is basically completely sealed. If you live in that space, how does the moisture generated by a person get removed? Is it necessary to install a ventilation system?
4. What would the approximate additional cost be? Around €1,000, €10,000, or more?

So the whole project will likely increase from around 50,000 to over 70,000.

On Google, you often read that a partial basement is not worth it. If I were to choose 8m x 6m (26ft x 20ft) instead of 10m x 10m (33ft x 33ft), roughly how much would the price decrease? That is, from the 70,000+ downwards?

Since you already have a quote, I would simply request both additional options.

On the exterior walls, we will install surface-mounted electrical wiring because they are made of waterproof concrete (WU concrete), but wherever possible, we will install concealed wiring inside the interior walls. We also have 12cm (5 inches) of external perimeter insulation, which would have been applied anyway if we hadn’t opted for a basement.

Since a controlled ventilation system was planned, we connected the basement to it from the start. For this reason, we omitted the typical small windows with light wells in the basement, as they tend to collect dirt, can be potential weak points, and don’t provide enough natural light.

Instead of radiators and thus having two heating circuits with different supply temperatures and an additional pump, we chose underfloor heating for the basement as well.

+ Costs of 10-18 euros per cubic meter (m3) for the disposal of excavated material plus sloping must also be added.

Also, new filling sand....

Also painting costs, 3,000 euros for spray coating; concrete absorbs....

Floor coverings; stair covering, etc.

In total, I would expect closer to 90,000 euros plus...

The guest room has a proper window; the utility room, storage, and bathroom do without windows, as does the party/hobby/sports room. Only the ground floor and upper floor are intended for permanent living. The basement is just for guests, hobbies, and parties.
