Hello knowledgeable forum,

a realistic spatial program is sought for the yellow-marked area of the property.
  • The existing house can be demolished.
  • Parts of the rear building are located more than 50 meters (165 feet) from the street, so a 3.5 meter (11.5 feet) wide fire access route likely must be ensured.
  • The west side of the property has the architecturally valuable south-facing side built upon.
  • The average plot width is 15 meters (50 feet), therefore the maximum building width is 8 to 8.5 meters (26 to 28 feet).
  • The 50-year-old rear building is family-owned.
  • There is no zoning plan (building permit/planning permission).
  • Requirements from the city building authority: eaves height max. 6 meters (20 feet) (at 3 meter (10 feet) distance to the neighbor) / roof pitch max. 45 degrees / residential use.

How can the plot be reasonably developed?

Where do the aerial photos come from? Simply removing the name of the rights holder does not authorize further use!

Hello,

Apple® does not exactly offer its products license-free; so no. In this case as well, copyright is being violated, and I have to delete the attachments unfortunately.

There are services online that can be used without restrictions, including for map data. Please keep this in mind next time and indicate which service the maps come from 😉

The building on the plot is planned approximately according to the footprint shown in the north-oriented site plan, with the garages facing the street, as far as the preliminary design can still be optimized.

Due to the narrow shape of the building, the main entrance will be opposite the living room. I would like to ask for opinions regarding the orientation of the cardinal directions:

  • Main entrance near the garages, i.e., on the west side → short path to the house → living room faces east.
vs.
  • Main entrance oriented toward the rear building, i.e., on the east side → the house must be passed before entering → living room faces west.

In both cases, the living room retains an additional south-southeast-facing window front.

Main entrance on the west or east side – which option is preferable ?

The question is: which rooms need to be located on the ground floor or upper floor.
If you are building for two people and prefer an open-plan home, you can extend towards the southeast and southwest.
With a bedroom/office on the ground floor and three children’s rooms on the upper floor, your options become more limited.
I would place the entrance at the front near the garages; a covered walkway between the garage and the entrance could connect the buildings, creating a sheltered seating area there.
But as I mentioned, everything depends on your individual space requirements.
