ᐅ Which trades come after the shell construction?

Hello everyone,

On Saturday, we raised our roof frame.
Next, the gable will be built up with masonry, followed by roofing and so on.

Now my question:

What order would you recommend for the following trades? I am particularly interested in electrical work, plumbing, heating, screed, plastering, and so on.

I will now assume a traditional masonry build and describe how it was/ will be for us:

Rough-in plumbing
About 1 week later, rough-in electrical work starts
Then the windows were installed -> important for measuring the window sills, which need to be installed before plastering!

At the same time as ordering the window sills, the bricklayers came again to close chases and build lining walls

Now the plasterer will come
Once the plastering is done: install the insulation for the underfloor heating and build dry construction “lining walls”

Then heating/plumbing comes back for the underfloor heating

After that, the painter (before the final electrical installation) comes to fill and smooth the ceiling joints

I don’t remember exactly how the tile setter and plumbing company coordinated their schedules. But the tile setter has to come in early at least once to do the bathtub waterproofing, then has a short break. So if you are hiring in stages, don’t forget the painter and tile setter!

And above all, keep asking all contractors how they envision the timeline: for example, our painter prefers to work after the floors are done (before the final electrical work)—of course, the filling is done earlier—but we still feel a bit uneasy thinking he might damage the floors.*

Are you managing the construction yourself?

I would proceed as follows:
- Drywall installation for interior finishing, including possibly the final ceiling of the top floor, but do not close it off yet (leave the ceiling open, drywall walls only on one side)
- Rough-in plumbing
- Rough-in electrical
- Windows can be installed in parallel
- Interior plastering
- Floor build-up and screed
- ...

The electrician can do the fine installation work last. I don’t understand why the painter should come in before the flooring installer. Especially when wallpapering, it makes sense to install the baseboards afterwards. And the screed doesn’t need special protection.

I was a bit worried that the parquet installer might damage our nice wallpaper: handling long planks, glue, oil, floor sander, etc. But nothing happened at all.

On the ground floor, where we only have granite floors, we had the painter do an additional coat after the tiler finished.

I can almost agree with that order as well.

However, before the electrical work at our site, a screed installer comes briefly to seal the floor (Katja/Erika).
Then electrical work
Then windows
After that, plastering...
