ᐅ Which Solid Wall Type? – Autoclaved Aerated Concrete (AAC), Lightweight Aggregate Concrete, or Clay Brick?

Hello everyone,

I want to build a solid masonry house.

The following materials are under consideration:

- Ytong (aerated concrete)
- Liapor (good insulation, but poor soundproofing)
- Brick

What are the advantages and disadvantages of each option?

Do I have a chance to achieve a KfW 55 standard?
I am willing to accept a wall thickness of up to 49cm (19 inches), but I do not want full thermal insulation on the exterior.

Do I understand correctly that the architect and structural engineer together only want 5,700 EUR?

That’s quite inexpensive if it’s a custom-designed house. Or maybe you only get half of the services.

Who is responsible for the construction work?

Yes, but I have a list here that only requires a total of 2,900 EUR. However, that is not our main concern. With our modest budget, we want to build a house without a basement that promotes healthy living. Preferably a wooden house without adhesives. And it should not be only 105 sqm (1,130 sq ft), because two boys will be staying here regularly and my husband also needs a lot of space for himself. The carpenter who will build the house together with the architect says we can manage with 280,000 EUR, including connections, but only for 105 to 110 sqm (1,130 to 1,185 sq ft) and only if it is a straightforward design without angles or corners.

I'm not quite sure what expectations you have, but an architect usually costs around 20,000 euros (without structural engineering and surveying), if that is even enough. Or is it different in timber construction? I would find that somewhat surprising.

However, I think the principle of wanting to build ecologically is commendable.

I still don’t know whether a lightweight expanded clay aggregate house is just as ecological and healthy as a timber house, or if there are really that many price differences.
