After searching for over a year, I bought a plot of land a month ago.
During my search, real estate agents and builders gave me some valuable tips that I hadn’t considered before:
- Before buying a plot, you should always check the geoportal of the respective federal state first.
I bought my land in NRW (North Rhine-Westphalia). A year ago, I saw a very cheap plot, but according to the geoportal and neighbors, there was ironstone beneath the land. That material is very difficult to remove if you want to build a house with a basement there. At least in NRW, the geoportal is free to use.
- Ask the neighbors (this helped me a lot).
- Check the land register.
- A clear view to the south is important (e.g., for installing photovoltaic panels on the roof or a satellite dish).
- Check for noise pollution.
- Check for light pollution.
- Request a soil survey.
- Check official land value maps.
There were also plots available on slopes. However, I was told that you need an official permit from the authorities to level the land.
