Hello,
we unexpectedly have the opportunity to purchase a plot of land. Since it comes from family, the price would be a real bargain for us, around 200 euros per square meter (about 19 USD per square yard) (Bavaria - Baden-Württemberg border area).
Unfortunately, the plot is not perfectly shaped; it is 13 m (42.7 ft) wide and 23 m (75.5 ft) long, so roughly 300 square meters (3,229 square feet) in size.
This weekend, we visited a large model home park and checked out various builders.
We were especially impressed by Baufritz, Weberhaus, Schwabenhaus, and Gussek Haus.
I wanted to ask for your experiences with these companies—maybe also regarding costs?
Our budget is about 450,000 euros (around 478,000 USD), minus the land cost leaves us with 390,000 euros (about 414,000 USD) for the house and additional building costs (the plot is already serviced). Our idea for the house is about 130 to 140 square meters (1,400 to 1,507 square feet) of living space, with a footprint approximately 7 m (23 ft) by 12 m (39 ft). We plan to do the landscaping ourselves; a garage is not planned for now, and we also do not want a basement.
I would really appreciate any suggestions!
PS: No, we do not want to buy and renovate an existing property. On the one hand, there are hardly any available here, and on the other hand, it is outrageously expensive when something does appear (recent example: semi-detached house, built in 1969, no (!) renovation measures since construction except for windows replaced in 2012, mold in all rooms, 400 square meters (4,306 square feet) of land, not in a city but in a village, sold by bidding for 380,000 euros (about 404,000 USD)).

I don’t understand what’s going on in this forum – people are being accused of things and assumptions are made right away, which is really strange.
I never wanted to discuss prefabricated houses versus solid construction here (that is ignored and I’m portrayed as a naive dreamer), nor did I ever say I intend to sign any contract soon. What I absolutely don’t understand is that it has been mentioned several times now that the plot of land is just the way it is. I NEVER asked whether you would build on it or buy it – so why is there suddenly talk about the small garden? Some things I just don’t understand.
And, dear Helmi, I absolutely do not need to justify myself. I asked a question and received answers from a few kind people. Others prefer to discuss their preferences regarding construction type and plot size. I prefer to stay out of that because it simply isn’t up for discussion.

Not every prefab home provider immediately charges extra for modifications. Some say that as long as the linear meters of wall remain unchanged, it’s free of charge.
An external staircase would be a good start.

If it were about other aspects, no one here would have written a post about it. Nobody in this forum is trying to sell you anything. The plot is just not standard, so it would be better to consider different perspectives instead of only one.
I only mentioned the contract out of caution. They sweet-talk you just to get your signature and the next commission.
And because the plot is as it is, people here are telling you that there could be hidden problems. For example, parking situation or terrace issues.

@danifix and Altai, he is right, and there is no sign of being offended at all; he simply prefers a prefab house, period. Although it doesn’t come with a preinstalled toilet, it does include a finished front wall where, apart from the tiles, nothing else is missing. The idea that changes to the grid system cost a fortune is also a myth from past years.
And calling 390,000 including additional construction costs tight for a house without a basement is not any better. We didn’t even have that much budget four years ago, not even with the land.
The same goes for parking—you can park perpendicular to the street, it’s all possible, and you’ll see gradually as the project develops.
@Scout so, would it be possible to extend the kitchen outward, meaning a one-story extension beyond the building boundary?

The budget for the size without a basement and without a sloped site (which it doesn’t seem to be) is completely reasonable, and it even allows for a very good standard. The plot is just as it is. If you want to build on it, then go ahead. However, I don’t see this as a typical model house. It’s best to clarify your plans with the building authority before signing any contract, and that’s that.
