ᐅ Which plots of land are the most suitable in this development area (with map)?

Good day,

a new residential area is being developed near us. The plot plan has now been published, and we are unsure which plots are most suitable. Here are a few facts:
  • We have visited the current field, which will be developed into the housing area, several times to observe the sun’s path. The residential area is surrounded on the east, south, and north sides by tall trees, which will be preserved. This means there is always shade on the plots directly adjacent to the trees, depending on the sun’s position. Specifically, the edge plots of the development receive shade depending on the time of day. Plots 8, 7, 3, and 1 are fully shaded after 3 pm.
  • The main road of the village runs along the northern edge. To the south, a footpath and a tall row of trees separate the field from the built-up plots behind it.
  • Areas marked with orange/white hatching are pedestrian paths where motor vehicles are not permitted.
  • Plots 30, 31, and 32 are planned for multi-family homes (4 units) with a maximum ridge height of 12 meters (39 feet).
  • The second construction phase shown on the plan will later be developed with townhouses and is not relevant for us.
  • The kindergarten of the village is located in the southeast.

Attached are the development plan and a crop from Google Maps showing the same perspective.

Which plots would you prefer?

However, I would be surprised if the zoning plan contains any major negative surprises.
I agree, but zoning plans usually include important details, whereas property listings generally aim only to attract buyers. That might be acceptable, but it only supports gut feelings, which may satisfy consumers. However, it doesn’t hurt for builders or property buyers to think of themselves as "investors."

Given the lack of specific information, as others have already pointed out, one can only suggest a general preference. If the development plan doesn’t present any unexpected restrictions, I would go for 19, 20, or 21. This would allow you to take advantage of southern and/or western sunlight on the terrace and also provide a good south-facing roof area.

This way, you could use the terrace with sun exposure from the south and/or west, and you would also have a good south-facing roof area.

I also think 4.5 and 6 are fine for the same reasons.

That’s true, although they might get less sunlight since there are multi-family houses next to them, if I understood correctly. But I’m wondering whether a row of 19 or 20 semi-detached houses is planned, because the presentation looks different.

??? Where exactly do you see a "different layout"? Judging by the garage symbols, these are detached houses.
