ᐅ What living space corresponds to which building footprint?

Hello,

I am wondering if it is possible to calculate the required footprint of a house to achieve a specific living area.

In my case, building 1.5 stories will definitely be a factor.

For simplicity, if I consider a house measuring 10 x 10 meters, then the gross area on the ground floor would be 100 sqm (1,076 sq ft). Subtracting the exterior walls leaves about 86.5 sqm (9.30 x 9.30 m).
I would then need to deduct the interior walls as well, right? Are there other areas that must be excluded? I am thinking, for example, of the stairwell.
Let’s assume that from the 100 sqm gross, 80 sqm remain as net floor area.
A 1.5-story building means that a maximum of 75% of the area may have a ceiling height of 2 meters (6 ft 7 in) or more, correct?
Seventy-five percent of the 80 sqm would be 60 sqm. -> This results in about 140 sqm living area in the example of a 10 x 10 m house with 1.5-story construction.

I’m sure you can point out some mistakes I haven’t noticed, probably including the fact that the floor area between 1 m and 2 m ceiling height is missing.

Then I also need to determine my space requirements and align those with the footprint...

Our house is rectangular, one and a half stories high, and the usable living area is approximately 1.35 times the footprint of the external perimeter.

The living area of the attic floor depends significantly on the knee wall height and roof pitch.
The 75% factor only matters if the building permit / planning permission allows you to build only a single story.

It’s the same for us; we are only allowed to build a single-story house, and the roof pitch is quite steep, specified between 43 and 47 degrees. As a layperson working with pencil and paper, I come up with a knee wall height of about 100 cm (39 inches). According to your formula, for example, 9 x 11 meters (30 x 36 feet) would result in approximately 133 square meters (1,432 square feet).

9.3 x 11.5 meters (31 x 38 feet) would yield about 144 square meters (1,550 square feet). Adding a basement and an attic studio would, I believe, be the size I have in mind.

As a rough guideline for floors without sloped ceilings: floor area * 0.85 = living area
