ᐅ Which floor plan do you prefer?

Hello, we like two different floor plans and can’t quite decide.

The plot is 500sqm (5,382 sq ft), without a slope. We plan to have two full stories with concrete ceilings.

We are two adults and two small children. We would like to have at least one office and ideally an additional room in case of another child. In Option 1, the living room could be separated and used as a room. Option 2 generally includes two offices.

Which do you like better?

Option 1

Regardless of the lack of information, may I, as a father, point out that the idea of a staircase to the children's bedrooms starting in the living room might be somewhat inconvenient?
I don’t know how the original poster or other participants feel, but sometimes children may want to go to their rooms in the evening without their parents (after a party or when friends are over). If mom and dad are sitting in the living/dining area, that can feel a bit “uncool.” Also, the traffic flow can be disruptive in the opposite direction.

In that case, having the office located between the children’s bedrooms would be ideal because if there are any complaints about the staircase design, mom and dad would be nearby.

One more small point: I don’t know where the main utility lines start, but if the technical room is planned on the opposite side of these lines, the cost for running supply lines might increase significantly. I assume there is a street near the garage entrance. In some cases, building over such areas is not desired or even permitted (building permit / planning permission).

I am withdrawing the first post. The staircase starts on the other side; the image was a bit too small or my eyes were not sharp enough.

Exactly. These extensions show poor planning. Simply attached without consideration. In our case, building over utility lines would not be allowed at all — and rightfully so.
