Hello everyone,

I would like to start building our house this year and am therefore looking for a developer who can bring our ideas to life. It will be a classic one-and-a-half-story country house with a captain’s gable. I have already created floor plans as well as 3D renderings.

Do you have any recommendations for a developer in the Hannover area who builds custom homes?

So far, we are in contact with two developers, but I would like to have some additional options.

You will definitely be better off with a construction company rather than a developer, even though in the former case you will have to arrange the land yourself.

I interpret the question as you having your own design (either self-created or compiled from the internet – in any case not one that the contractor brings from their own catalog) and now looking for a general contractor because you do not want to hire separate trades. That is reasonable to start with, and without a freelance architect it will probably be quicker to find suitable offers.

I understand this as you have already invited bids from two general contractors to implement your design and are now mainly looking for a third or more offers to compare prices. Consider using this forum to discuss your design: otherwise you will get all approval-ready plans built without criticism – practicality and so on are not reviewed. Many owner-builders new to planning assume that if a professional obtains a building permit (planning permission), it also means the design has been vetted for quality through their experience – but that is not the case. My wife and I also faced the challenge of not knowing which construction company would be best suited to our needs. A colleague of mine then put us in touch with a building consultant. This was incredibly valuable for us! He was able to answer all our questions and, without bias, recommend the right construction company.

The fact that anyone can call themselves building consultants probably causes some potential clients in Germany to hesitate. Impartiality is difficult to verify on one hand, but in my opinion, not necessarily essential for usefulness on the other: if it is clear whose interests are involved, I do not find sponsorship inherently objectionable. No living being can ever be completely objective—for example, I admit that I tend to favor proven techniques from a conservative standpoint and do not place too much hope in newly invented "Columbus eggs." A client who is a fashion-forward type would probably not be happily advised by me; in such cases, knowledge alone is not enough.
