ᐅ Which Construction Company? What Criteria Should You Use to Decide?

Hello, we are planning to build this summer and I am currently getting to know various companies specializing in solid construction in the region and presenting them with our design.

The house is already clear in our minds, so we can confidently explain our project.

Now the offers are coming in.

The prices are all quite similar.

So here is the question.

We can’t decide.

Important factors: first impression, size of the staff, how long they have been on the market, and whether they rely heavily on subcontractors.

Contacting homeowners who have built with the company (I think this is the most important point) and the price.

Are there any other things I could check to find out which company is reliable?

I’m somehow uncertain about this.

Great that you’re using an iPhone. That’s completely irrelevant here and can be turned off.

Whether your 5-person company has a construction specification, you’ll have to ask them yourself; we can’t tell you.
A construction scope of work is not meant to define the final fixtures and finishes but to specify the work behind each trade.
For example: Provider A builds the exterior walls like this, Provider B like that. In the end, they all achieve the same insulation values.
And if the scope of work only specifies a basic exterior plaster, you can still choose a higher quality plaster later on...

Whether the craftsmen leave the site clean is not, in my opinion, a decisive factor. The work itself counts.

What matters:
- Quality
- Good impression
- At the final total, you need to have a good feeling
-> Value for money

= A good feeling about the contracting partner

I don’t see experiences from other homeowners as an objective indicator either: first, you have to consider what kind of person the homeowner is. There are unreasonable homeowners who evaluate and criticize unreasonably. A company can be excellent but still get a bad reputation.

It’s difficult to figure out everything in advance. Five homeowners may praise the speed and punctuality, while a sixth project could be delayed by a cold spell, water damage, or a wrong delivery, causing the final deadline to be missed. That doesn’t mean the company is bad.

Structured processes and ingrained customer focus, including collaborative thinking with adjacent trades, almost inevitably result in a tidier construction site as a side effect. Like master, like crew. Those who are careless don’t even realize how much mess they have left behind.

One more question.

A construction and service agreement would be useful if it existed. Is this standard practice even with smaller companies?
