ᐅ Which Construction Company? What Criteria Should You Use to Decide?

Hello, we are planning to build this summer and I am currently getting to know various companies specializing in solid construction in the region and presenting them with our design.

The house is already clear in our minds, so we can confidently explain our project.

Now the offers are coming in.

The prices are all quite similar.

So here is the question.

We can’t decide.

Important factors: first impression, size of the staff, how long they have been on the market, and whether they rely heavily on subcontractors.

Contacting homeowners who have built with the company (I think this is the most important point) and the price.

Are there any other things I could check to find out which company is reliable?

I’m somehow uncertain about this.

A clean construction site is all well and good. But how about comparing the scope of work?

Construction and scope of work descriptions are very important; make sure to check and question them thoroughly in every case. Do not rely on verbal promises and do not let yourself be pressured.
Tip: Remember to negotiate. I personally managed to improve from KFW 55 to 40 without additional cost.
Visit current construction sites.

I received an offer: 25 pages listing all trades in great detail along with their costs.

Still, does a small company with five employees also provide an additional construction description like the larger providers?

The comparison based on the scope of work is often mentioned, but in my opinion, it’s only partly true.
Why?
I’m supposed to know what I want before comparing. For example, I want a single-story, brick-faced house without any special KfW energy efficiency rating, but with an air-to-water heat pump and underfloor heating. The house should have around 120 sqm (1,292 sq ft) of living space. I value a walkable attic, so I want a steeper roof pitch and a studio truss roof structure. There should be a guest WC and a side entrance door. The room requirements are four bedrooms, a kitchen, and a bathroom.
This would be my specification sheet. Now I get offers, let’s say from Master Mason Jens Jensen, turnkey builder Nord Hansen KYg, and team massiv Büdelsdorf.
Without this specification, I would be comparing apples and oranges. For example, external thermal insulation composite system (ETICS) versus monolithic walls with brick facade, timber frame trusses versus studio trusses, and so on.
Then it never becomes transparent.
But now I have my specification sheet. So I compare. The team is naturally much cheaper than the others. But that was expected, so I don’t make a decision right away. I read that they only allow tiles up to 20 euros, Hansen up to 30, Jensen says 25 euros net, sometimes close to 30. Team has only 30 electrical outlets, the others have 45, etc.
I need to ask about additional costs; otherwise, I won’t get a fair comparison. Then I pay attention to details. Is the screed fiber-reinforced? What concrete quality is used in the base slab? Are construction water and electricity included?
Now a clearer picture emerges, one that actually means something. Suddenly, the price differences have shrunk. But now, other criteria also matter besides price. Whose design is particularly clever? Who wants to start when? Who do I feel comfortable with?
Only then do I make a decision that lets me sleep well at night, even if, in the end, I choose the one who charges 7,200 euros more than the cheapest.

Someone might be able to tell me an extra charge for something—but that doesn’t necessarily mean they have experience with that specific option. I would generally prefer the one who routinely works with the variant I want.

Or as I always say: don’t expect a specialist in drywall to build a brick house, and vice versa. This can also be applied similarly to heating systems and so on.

Ant, the Puma is from the FLens region, known for rum and the handball team. Everyone there offers him Ytong or similar, plus gas heating with solar or a split heat pump without solar.
Additionally, there are concrete tile roofs, white windows and doors made of PVC profiles, without shutters or blinds, and titanium zinc gutters or similar. Basically, everyone builds the same way here in principle.
