Hello everyone,

I would like to know what situations you have experienced that caused problems during the construction process?

Perhaps they were even quite simple issues that could have been better clarified beforehand.

Plasterers generally require a lead time of 6 to 9 months, often longer. The problem is that there are very few good companies; with most, the finish will be uneven and bumpy. So I recommend biting the bullet and not rushing to hire just anyone.

Choose a reputable company and take your time. It’s only money, but a bad plaster job will annoy you for years.

Our construction went very smoothly overall, but a few minor issues occurred:
- The screed height was made uniform everywhere, although the floor buildup in the bathrooms is a few millimeters higher than in the rest of the house → small step of 2-3mm (0.08-0.12 inches) at the bathroom entrances (never bothers daily, but it still annoys me a bit)
- The flooring installer did not align the planks between the hallway and the adjacent rooms, even though this was agreed upon
- The carpenter installed the doors before the basement floor was laid. As a result, the flooring installer was frustrated and had to work around the door frames to install the flooring

Most issues were resolved quickly and did not have significant consequences:

1. Upon delivery, the staircase was found to be too short. Since the windows were scheduled to arrive the next day, a temporary construction staircase had to be installed quickly.

2. Six windows had cracks in the glass but were replaced without any issues.

3. Coordination between the electrician and the heating engineer was very poor. Neither party felt fully responsible.

4. In the kitchen, the countertop was supposed to extend into the window recess. Unfortunately, the windowsill was too high and had to be removed during kitchen installation.

5. After a short time, efflorescence appeared on the exterior plaster at the base of the building. The base was redone under warranty.

6. For the kitchen, a damaged side panel was delivered first; six weeks later, a replacement panel with incorrect dimensions arrived, and after another six weeks, the correct panel was finally delivered.

7. Delivery and installation of the alarm system were delayed due to supply problems and only occurred 11 months after the agreed-upon date.

8. The landscaper withdrew just two weeks before starting. Fortunately, a suitable replacement was found.

9. A special fitting was missing on the chimney. Since the scaffolding had already been dismantled, no one wanted to install the fitting. Finally, a friend who is a roofer climbed up to install it.

10. Overnight, an unknown third party dumped large amounts of construction debris and waste on top of a small pile of leftover tiles in front of our house. As the culprit could not be identified, we were left responsible for disposal.
