Hello everyone,

I would like to know what situations you have experienced that caused problems during the construction process?

Perhaps they were even quite simple issues that could have been better clarified beforehand.

So far, only complications have occurred, for which no one was to blame.

The building ground initially appeared to be excellent (greenfield), but during the foundation excavation, cellar vaults filled with construction debris and scrap metal, as well as a brick-lined well, were uncovered. Everything had to be excavated and refilled. The soil surveyor recommended a deeper frost protection layer and edge reinforcement for the slab. Fortunately, all of this was covered within the financial contingency.

Connection costs for utility providers were also significantly higher than planned, totaling 18,000 euros instead of the estimated 10,000 euros, with the wastewater connection to the sewer network alone costing 11,500 euros. ops:

Our experience with the developer has been entirely positive so far; everything has gone smoothly (current status: screed installed, next steps are installing sanitary and electrical fixtures, drywall partitions, and tiles) without any technical issues. The only minor problem is that the patio door does not close completely, but it will be adjusted soon.

We also had a fair general contractor; they passed on the invoices from the trades 1:1 without any markup (I always had copies of the invoices attached). It even went so far that in the bathroom showroom we ended up paying well below the listed price, including installation.

What did our plumber say?
"If I sell you the plumbing equipment at the recommended retail price or higher, nobody will buy anything..."

Our plumber is really fair and customer-oriented.

But so is our electrician...
I’m just saying, an outlet costs 13€ net...

Either your GC will receive a credit retroactively or an end-of-year bonus from his subcontractors. I can hardly imagine that he wouldn't want to make a profit from that.

It often appears fair – but your GC can't live on goodwill alone.

The standard work is billed by the craftsman through the general contractor. Everything beyond that is handled directly. That is how it is with us.

Same for us. And the tradesmen have passed on the favorable general contractor rates to us.
