Hello!
We plan to build in about 1.5 to 2 years. However, we want to start looking around and gathering information now from the potential prefabricated house providers about what is possible and what costs we can expect (we understand that today’s prices won’t be the same as tomorrow’s ;-))
When did you roughly begin visiting the different providers?

sonnenallee8 Nov 2021 15:24So it’s better to have a custom design done by the prefab home consultant rather than making compromises on a model home. Did I understand that correctly?
Making a smaller model larger is possible, at least along the ridge axis. Reductions, however, regularly do not work.

I have found that the consultation became significantly more concrete once we owned the plot of land.
Before that, we mostly received superficial and general answers.
Which is understandable – how could anyone know if the entire planning process is worthwhile when you might not be allowed to build the house on the plot or if you don’t secure the purchase of the plot.
At least in the latter case, I would wait before getting started.

I had also inquired with the building authority in advance about what I could build there. It was an infill development.
Since we already owned the plot, the rest was not too much of a problem anymore.
However, the final decision is made by the district building authority. The city then doesn’t have a “major” influence on this.

Equity will be around 150,000 - 170,000 euros.
Then savings accounts and building savings contracts, which we have not yet included.
The rest will be covered by a loan.
Household income is 3,900 euros plus 13th/14th salary.
We have one child and no more children planned.
As mentioned, the house shouldn’t be too large, about 120 square meters (1,292 square feet). My husband wants a garage for that.
