Hello and good morning,

A multi-family house is planned to be built. The plot of land has been purchased (601m² (6467 sq ft)). The existing building with outbuildings is being demolished.

Since I want to finalize the planning for this project now, I would appreciate any last suggestions regarding the room layouts of the residential units. In my opinion, the building potential of the plot is fully utilized. If not, what else could be done?

Walls are not shafts. Where does the nonsense coming from above go? Where are the risers? Probably not in the exterior walls.

Well, something seems off in the calculation of the floor area ratio; I see it more like this:

In this area, a similar building was already constructed just one street over, and the apartments were sold as condominiums. Everything went smoothly without any issues.

The only problem was that it didn’t have an elevator.

I don’t quite agree!
The development plan dates back to before 1990.

Resolution to establish:
November 29, 1971
Legally binding since:
October 20, 1972

Interesting. Were the balconies or terraces also built within the 3m (10 feet) setback limit?
