ᐅ Proof of insertion: what exactly serves as valid evidence?

Hello everyone,

Here’s the situation: I plan to build a garage on our property, but with the special condition that it will be only two meters (6.5 feet) away from the sidewalk instead of the four meters (13 feet) required by the local development plan. For this, an exception permit is necessary. I had a plan drawn up and submitted through an architect known to my father (older generation), so far so good.

Now, I received a letter from the building authority requesting a "proof of integration according to §34 of the Building Code" in duplicate, showing that similar built garage areas exist within a radius of 100 meters (330 feet). I found two suitable examples in the area. However, the question is how to provide this proof. The architect consulted his references and is unsure; he suggested sending the building official images from Google Maps or photos along with the addresses of the properties. But this doesn’t seem like the proper official procedure. Unfortunately, I haven’t been able to reach anyone at the building authority either last week or today...

Since time is running out and my application will otherwise expire, I thought I would ask here if anyone has had to provide such proof before in this form.

They even use Google Maps themselves to detect unauthorized constructions. For this purpose, I would rather use cadastral maps, which are also available online. In aerial images, you can show the same locations "twice," since garages can be distinguished more easily from other sheds there. Additionally, you take photos of the spots you have identified.

Okay, so I take cadastral maps and mark the relevant spots with an "x"? Plus printouts from Google Maps and some photos, and send that to the authorities, and that will be sufficient for them?

I would also write down the addresses and include a sketch related to your address. However, it should be noted that the measurements will be more of an estimate. How did you proceed?
If the properties are too far apart, it is not considered neighboring development, just as a note.

Here in Baden-Württemberg, the geocatalog offers a hybrid view combining satellite images with the cadastral map. This is probably what you are looking for. Similar services surely exist for other federal states as well.
