ᐅ What is the typical cost of recessed ceiling lights (installed by a general contractor in a new build)?

Hello,

when planning the lighting, I was a bit shocked when our construction consultant quoted 200 EUR per recessed ceiling spotlight. These are to be installed in the precast concrete ceiling. With 46 ceiling spotlights throughout the house, that would amount to 9,200 EUR. Is this a normal price for materials and labor from a general contractor in 2020? Of course, I lack alternatives regarding the spotlights since the precast ceiling is being installed by the general contractor’s scope of work.

Including labor at the concrete plant, junction boxes, and the lights themselves, that’s still reasonable. Alternatively, you could just have the boxes installed and do the lighting yourself.

I would never install 46 recessed lights in a normal house.

Yes, 200 is absolutely fine. It’s a standard price. But 46 pieces? What exactly are you lighting? For a large single-family house with a basement, we had about 20 pieces, I believe...

If you are not under time pressure, I would recommend pausing the construction for 1-2 weeks, if possible, and taking another look at the lighting layout. I agree with the previous commenters. Consider hiring a lighting designer who can advise you on this. There are incredibly good fixtures available for walls, floors, etc.

Is that supposed to be a lot?

Open living area (approx. 22 m² (237 sq ft)): 7 spots
Kitchen (16.5 m² (178 sq ft)), including kitchen island: 11 spots
Pantry (7.5 m² (81 sq ft)): 4 spots
Ground floor hallway (15 m² (161 sq ft)): 4 spots
Shower/toilet on ground floor (5.5 m² (59 sq ft)): 4 spots
Wardrobe (4 m² (43 sq ft)): 2 spots
Upper floor hallway/gallery (12 m² (129 sq ft)): 5 spots
Bathroom (16.5 m² (178 sq ft)): 8 spots
Total: 43 spots

This means in the rooms listed there is less than one spot per 2 m² (21.5 sq ft), which is well below the guideline I know (one spot per 2 m²). I’ve been in several rooms (including living rooms) with one spot per 2 m², and thanks to multiple circuits, it was never “uncomfortable” — why would it be?

We have paid for our: concrete ceiling 161 each, in lightweight construction / drywall including ceiling suspension: 140 each
