ᐅ What is the typical price for a carport approximately 5 by 3 meters (about 16 by 10 feet)?

Hello everyone,

I want to build a carport on my terraced house. In principle, it shouldn’t be too difficult. Ideally, it should be partially attached to the house, but part of it will have to extend beyond the building line.
I’ve attached a sketch.
The project will be built in Bavaria. The person at the building authority told me that there is a development plan that applies, so I need to submit an "application for exemption from the provisions of the development plan." In principle, this is possible, but I have to ask the neighboring property owners for permission.

Now, the following questions:

- On the adjacent property above, there is a light gray square marked—it is a transformer tower owned by the energy company. Their boundary is right next to mine. Does anyone have experience with such cases? Would they typically refuse permission?
- Some carport suppliers have told me that carports up to 18 square meters (approximately 194 square feet) in Bavaria generally do not require approval. Is this true? I can’t find any information on this.
- I currently have two quotes, and they are very expensive. One includes a fence that I want between the transformer tower and my carport: 11,000 euros, the other does not: 8,000 euros. I find kits online with dimensions of 5m x 3m (16.5ft x 10ft) for 1,300 euros. What are your experiences or what would be a reasonable price here? The carport should have a glass roof, otherwise no special requirements.

You can’t compare the cheapest carport from the home improvement store to a glass roof. If I compare it to our patio cover (which is basically the same thing), which cost around 10,000 for 5m x 3.5m (16.5ft x 11.5ft), it’s reasonable. A glass roof is also quite specialized, while the cheapest carports all have roofing felt. If you want to do it yourself, I would look for DIY kits for patio covers.

My DIY carport cost me less than 1000 euros. The quality is far superior to a kit from a hardware store. Where in Bavaria is that? Glass roof? Or is a double-wall polycarbonate sheet also an option? First, check with your transformer station operator if you are allowed to connect at the property boundary. Is there any building obligation or encumbrance on your property?

I am quoting from the Bavarian Building Code.

"Art. 57
Exempt Building Projects, Removal of Structures

(1) The following are exempt from procedures:
1. The following buildings:
a) Buildings with a gross volume of up to 75 m³ (2,650 ft³), except in rural or undeveloped areas,
b) Garages, including covered parking spaces as defined in Art. 6, paragraph 7, sentence 1, no. 1, with an area of up to 50 m² (540 ft²), except in rural or undeveloped areas,"

However, this does not mean that the regulations do not have to be followed.

I don’t really see any possibility of approval. Usually, carports are not allowed to be built so close to the driveway, at least here with a minimum distance of 5 meters (16 feet). And if someone at the building authority says there is a development plan (not a building plan) that doesn’t permit carports like this, why should you be granted an exception? That would be unusual since the idea behind the development plan is that everyone in the building area wants (and is allowed) the same standards.

That is your first step.

Regarding the gate, I hardly see it being approved. Otherwise, move it back a bit so that you can maintain a 3 m (10 feet) setback.
