ᐅ What is an ideal plot size?

We have now decided on the location where we want to build. It is a new residential development. There are several adjacent plots being sold by the local authority. They are shown on a sketch with specific sizes. However, the responsible staff member said they are flexible regarding the size when allocating the plots, so the boundaries can still be adjusted.

Now I’m wondering what the ideal plot size would be. I can’t really imagine how much space remains for the garden once the house is built, depending on whether the plot is 500, 700, 1000 square meters (about 5,400, 7,500, 10,800 square feet) or more. Maybe you can help me with this.

We want a play area for the children with a climbing tower and a trampoline, space for a rotary clothesline, possibly a small pool, a spot to set up a gazebo, a fenced area for our indoor-only cats, and still some lawn – so that everything doesn’t feel cramped.

If the house has a footprint of around 200 square meters (including the garage) (about 2,150 square feet), what do you think, how big should the plot be? I know this is ultimately subjective and depends on what feels big enough for each person, but what would you suggest? Thanks in advance!

That’s not expensive land on the edge of the Ruhr area or close to Düsseldorf. Considering that recently a (commercial) plot was sold for 35,000 €/sqm in the middle of Düsseldorf.

That’s true, you also need to include that in your calculations. No neighbors have built yet; the area is still quite empty. However, one neighboring plot has already been sold.

How large is your building footprint?

We are more than satisfied because it is now (relatively) spacious.
Our exterior dimensions are 11.4 x 11.4 m (37.4 x 37.4 ft), plus a 70 m² (750 sq ft) driveway, but no garage (it didn’t fit due to the building permit / planning permission restrictions).

You need to consider the aspect ratios. If the depth is fixed, for example, and you can vary the width, it doesn’t help to just say 500 sqm (5,382 sq ft) because with an unknown depth of 35 meters (115 ft), that calculates to about 14 meters (46 ft) width. You also have to maintain, for example, 3 meters (10 ft) distance to the neighbor.

If you take a house with approximately 10 meters (33 ft) length and width, plus an attached double garage, you’re looking at about 19 to 22 meters (62 to 72 ft). If you need to maintain 5 meters (16 ft) distance from the street, plus a terrace depth of about 5 meters (16 ft), you end up with at least 28 meters (92 ft) depth, including 7 meters (23 ft) of lawn depth and 1 meter (3 ft) hedge. Any more than that isn’t really necessary, and it costs more and requires more maintenance, but it does provide a bit more space and privacy from neighbors or the street, so it’s not a bad thing either.

In my opinion, it really depends on the plot of land. We have just under 900m² (roughly 9700 sq ft) but 150m² (about 1600 sq ft) of that is a driveway, and we have six neighbors—so I appreciate every meter of distance. If the driveway comes from the south and you definitely want a south-facing garden, the plot needs to be somewhat larger since, for example, you have to drive past the house and so on.

Ideally, I would want 4000m² (about 1 acre) in the city center with a pasture for sheep and chickens, and neighbors like a medical center and a shopping mall.

Yes, the location of the plot is important, and the required size would result from that if it were not predetermined. For example, we only have 439m² (4725 ft²), but we used the necessary 3m (10 feet) setback from the street and the full width of 22m (72 feet), including a 3m (10 feet) clearance area. However, we only have neighbors on the left and right sides; nothing will ever be built on the side facing away from the street.
