ᐅ What can fit on a 500 m² plot?

Hello everyone,

We have been looking for a used house for some time now. Unfortunately, we haven’t found the right one that is also affordable.

Now, a plot of land has come up in a suitable location (unfortunately tied to a specific developer). It is quite a bit smaller than we originally aimed for. I haven’t been able to find out the indicators such as floor area ratio / plot ratio yet. But I keep wondering whether the following could fit on it:

* House about 150m² (1,615 sq ft)
* Larger single garage attached to the house (inside dimensions 4m x 7m (13 ft x 23 ft))
* Double carport with bicycle shed, can be located somewhere else
* Terrace

What do you think? Is it impossible or maybe doable?

That largely depends on the "shape" of the plot. Whether it is deep and narrow, square, or wide and less deep...

Ours is 501 sqm (5,390 sq ft) in size, our house will be 180 sqm (1,940 sq ft), will have a terrace, and a 3 x 9 m (10 x 30 ft) garage. So it’s definitely possible.

...is hard to make out clearly in the photo online, and no actual plan is visible. It is not deep and narrow. It is either square or wide.

That definitely depends on the development plan and cannot be answered by us.

In our northern neighboring town, you won’t be able to build your desired house, but in the southern municipality you can 😉

Edit: ... and it doesn’t depend on the size!

Without a development plan, no one can tell you --> building limits, percentage of the plot that is allowed to be built on, number of floors, etc...

Ok, thanks in advance for the replies. I will get the site development plan and then take it from there.
(My gut feeling still tells me that it probably won’t be possible...)
