About the office:
We now have a "multi-purpose room" on the upper floor. It serves as an office, guest room, playroom, and more all in one. Separating these functions would have been simply too much.

You have a room of 12m2 (130 sq ft) on the ground floor. Just designate that as the home office. How you use the space after that doesn’t really matter. Also, you can still put a guest bed in a home office.
You don’t need to flip the guest bathroom; it’s enough to just move the door toward the guest bedroom. Our guest bathroom in our current house is only 1.8 x 1.8m (6 x 6 ft). We have a corner shower, with the sink and toilet on either side, and behind the door there is a cabinet for towels, toilet paper, etc.

The staircase can be designed differently, but then you’d have to start everything over from scratch. A floor plan depends heavily on the staircase location.
And it’s true, with a staircase like yours, people often track in sand or mud in winter. Even with a doormat at the front door, it’s not very pleasant, and you end up having to clean every time someone comes in.

I didn’t realize that gables play a role in the kitchen location 🙂 Maybe the site orientation should be taken into account instead.
I just want to know from Exilhamburger why. I want to understand if there was a thought process behind it or if the floor plans from Viebrockhaus were simply followed without question.
Perhaps the street location of the plot should be considered?! Regardless of whether there is a continuous band of windows or not, that can be changed. Then the window facing the street could be used as well 🙂
I also don’t know if the current house orientation is the absolute best fit for this site. I can also imagine it rotated just as well. Unfortunately, we are kept in the dark regarding the zoning plan / development plan.

Regarding the cloakroom: In my opinion, only an extra cabinet or dresser fits under the stairs, but a proper cloakroom under the stairs feels awkward: a small space in width, limited in height by the slanting shape of the steps (which look irregular) has to store a considerable amount of stuff… it’s not nice; access to the living areas also becomes less appealing.

@milkie Basically, it’s not wrong to mention certain elements that could be improved, but it doesn’t really help the original poster because a) Viebrockhaus will not provide a different floor plan (except for minor changes), so the staircase stays where it is, and b) the original poster already decided about a year ago to build with Viebrockhaus, so is consciously accepting these shortcomings.
He is not new to this forum.

Viebrockhaus’s motto is like VW Golf: you can pick a different doormat, but there aren’t many options for customization beyond that 😉

I think the bathroom on the ground floor is fine, sufficient as a guest shower. You can leave your belongings on the toilet.
