We are planning to build a house.
My girlfriend’s parents own a house with a very large plot of land. So far, there is just a garden on the property. We plan to build on this land. It will be two terraced houses (or townhouses) because her son also wants to be involved in the building process, but we want separate houses and entrances, so each would have their own independent home.
Therefore, we have already decided to build two terraced houses with basements.
Now we would like to get more information about the first steps.
Who do we need to contact first to have someone assess the site and tell us how wide and how high we are allowed to build? What regulations do we need to consider?
I have heard that you have to go to the local authority or municipality regarding the building type. Is that correct?
Is it true that there is a minimum distance required from the neighbor’s property? If so, how far does this distance need to be?
We would prefer to find the contractors such as electricians, roofers, plasterers, structural builders, etc., ourselves, rather than having everything managed by the architect, for example.
We would really appreciate your help with the first steps on how to proceed and who we should contact first.

Open building method means that buildings must be constructed with a side setback from the property boundary; regardless of the type of house. This is defined by the development plan and textual regulations.
Regards, BauexperteYes, I was a bit off with the term "open building method." I suspected that 😉. That’s why I added the note that often row houses or semi-detached houses are simply not allowed.
