ᐅ Damp spots on exterior masonry

Hello everyone,

Certain spots on the exterior masonry of our house are consistently damp. Recently, these wet areas have also become visible on the inside walls. They do dry out during extended dry periods but always reappear when it is humid or rainy. The flat roof is already insulated and fully covered, with only the parapet still missing. I’m not sure whether the issue is related to the roof or the masonry. Do you have any advice on what might be causing this?

We plan to start with the exterior rendering soon, but I believe action is needed before that.

I appreciate any feedback or tips.

Thank you for the quick responses.

To address your questions in advance:
- The construction manager is currently reviewing this… However, I do not expect a satisfactory answer.
- The roof was covered about 3 months ago. The slope is already completed.
- This is NOT the location of the roof drainage. The drainage is located about 2m (6.5 feet) further ahead.
- Only the flashing for the parapet is still missing.
- Yes, there are filled stones…

Unfortunately, there are several spots where this applies. In the attached picture, you can see additional areas. I only notice a slight “bend” in the parapet.

Any further suggestions…?

Yes, exactly, water collects there and runs down the masonry…

As long as the roof is not watertight, it is what it is. Before doing anything else, make sure the roof is properly sealed.

According to the general contractor, the roof is completely sealed.

Well, I don’t see a parapet cover. If the membrane is the lowest point at this location, all the water from the parapet will simply run down the membrane.
