ᐅ We need your floor plan ideas for our house.

Hello dear house-building enthusiasts :-)

We are reaching out to this forum in the hope that someone here has planned or even built a house with similar key points/dimensions. Since we want to build with a developer without a consulting architect, we hope to get some suggestions here.

We would like to build a detached single-family house measuring approximately 8 m by 11 m (possibly also 11.59 m) (26 ft by 36 ft (38 ft)). It will have two full floors.

Our requirements/ideas are as follows:
- No basement
- Replacement adjacent garage
- Open kitchen on the ground floor, possibly with a connected pantry
- Small guest toilet with shower on the ground floor
- Utility room on the ground floor, large enough for heating equipment, washing machine, dryer, and space to hang some laundry
- Open living/dining/kitchen area
- Master bedroom on the upper floor, possibly with a walk-in closet
- On the upper floor, preferably a large bathroom or a smaller bathroom plus a children’s bathroom
- Two children’s rooms on the upper floor

We hope someone has already planned a similar house.

The house width of 8m (26 feet) is fixed. However, the length/depth is not. We only considered 11m (36 feet) based on the resulting living area.

Fixed = mandatory? Or does it depend on the plot itself? Well, a floor plan is always designed based on the plot and the location, for example, the street or existing trees. Maybe you should take a close look at the site plan and then decide where and which rooms you want. Any random floor plan won’t help you here.
