Hello everyone,
we have found a plot of land in the Ortenau region (BW) that we really like, and we plan to buy it next week to build a single-family house on it. It will be a solid masonry house. Now we are looking for a company that offers turnkey construction. At first, we considered Town & Country, but we did not like their floor plans, and apparently, custom-designed houses are not available there. Initially, I contacted a construction company directly in the town, but their prices are so high that they are not an option. When I compare their prices with other companies, they are almost €100,000 (about $110,000) more expensive. Now we are considering Schuckhardt, Massivhaus-Zentrum, Helma, D&Z, and Bau’72. Can anyone recommend a company or strongly advise against one? What exactly should we pay attention to?

we are also planning to build. A single-family house with a granny flat, about 230 sqm (2480 sq ft). So far, we have received quotes from a local construction company and from Schuckhardt Massivbau. I have to say, I expected and hoped that Schuckhardt would be significantly cheaper, because the price from the local company seemed way too high to me (€360,000 without going into much detail about the house). But then came the disappointment. The offer from Schuckhardt was actually €10,000 more expensive than the local company’s. However, I have to add that with Schuckhardt, not many additional costs would have been incurred. With the local company, we would definitely have had to pay at least €30,000 extra because they partly did not include our special requests in the quote and, besides the complete offer, listed the special requests separately. I found that quite bold. Both are actually too expensive, but Schuckhardt will be nearby next week, so they’re supposed to come by, it won’t hurt. We are still waiting for two more offers.
But I have to say, I also find the price for your house way too high. I think it’s already too expensive for us. But your total really goes beyond what’s reasonable. I don’t know where others live, but around here you don’t pay that much for a single-family house, even if it’s built with solid construction. I would look for another supplier.

where do you live? I get the impression that in some areas it is especially expensive if you want to use a local provider. I have now shortlisted 3 providers and decided today to become a member of the Homeowners Protection Association. I will have the offers reviewed then. It does cost a bit, but it is definitely money well spent.

We live in Bavaria / Lower Franconia, a rather rural area. The idea of the Homeowners’ Protection Association is a good one; I should consider that as well. As mentioned before, we are still at the very beginning. Here in this forum, I get the impression that no matter what overpriced price someone mentions, some members immediately feel the need to say that you have no idea and that the price is great, and anything lower would mean poor quality, and so on. However, everyone has certain budget limits—at least that’s the case for us. If it gets too expensive, I’d rather not build at all than get into excessive debt. Still, I think one shouldn’t give up right away. There are certainly builders who provide good quality and are within our budget as well.

I think a local provider has its pros and cons: since they build locally, they cannot afford poor quality, but for that reason, their prices might be higher than those of larger, regional companies.

Best regards, BauexperteOr they charge considerably more for the service compared to others. It’s not really realistic to expect the same prices for the same service everywhere. Sometimes a provider adds a bit more to cover additional advertising or show homes. On the other hand, you might get lower prices if the manufacturer builds more houses per year and passes on some of the savings to the customer while still making a good profit.
It’s definitely worth comparing, but you should also keep in mind that the cheapest provider usually makes up for it with excessive markups on optional extras.

I am a bit uncertain because some of the offers seem very inexpensive to me (with a usable basement they range between 320,000 and 350,000). I plan to handle the flooring and walls myself. I will visit one of their houses to get an impression of the quality.
