ᐅ Waterproof Basement – Approximate Cost Estimate

Hello everyone,

We are planning to build a single-family home with a basement in the greater Dresden area. The house will be one and a half stories, about 125 sqm (1,345 sq ft) with a basement.
The construction method will be solid masonry with brick.
Our builder recommended a waterproof basement, but we were quite surprised when we received the cost estimate yesterday.
The price per square meter of living space in the house is calculated at around 2200€.

The basement is listed separately in two items:
84,700€ for a waterproof and perimeter insulated basement (precast basement)
9,000€ for basement finishing (doors, screed) << this also seems somewhat high to me

For the size of the house, this seems a bit expensive; online sources usually mention figures around 60,000€. There is no expectation of contaminated soil, and disposal and excavation are already included in the 84,700€ price.

It would be great if some of you could share your experiences or professional opinions on this :-)

Here is an excerpt from the soil report. As I understand it, the basement is not below the water table. Is the waterproofing version resistant to pressurized water really necessary in this case?

Our basement is roughly the same size, and we paid a comparable price. However, I think €9,000 for finishing the basement is too high. We paid €600 for the screed. Then we installed three interior doors at €250 each (simpler than the doors in the living area). We reused lamps from our old apartment, and the flooring is as follows:
- Utility room with floor paint (€60 for paint)
- Hallway and laundry room tiled (€25 per m² (2.3 per ft²) for tiles), including all materials about €1,000
- A room with cabinets and sports equipment with vinyl flooring (€32 per m² (3 per ft²)), about €550
- Walls painted with silicate paint (€200 for materials)
- In the laundry room, a rather simple utility sink with a DIY store faucet (€200)

Painting, tiling, and laying vinyl were done by ourselves over several weekends. Total costs just under €2,900.

We built nearby and obtained several quotes. Although ours is significantly larger, your prices are reasonable, especially since excavation and disposal are included. That item is often greatly underestimated. I am less able to assess doors and screed, but in the end, the overall package is what matters.

Your list is missing the following items off the top of my head:
- Electrical work (even though surface-mounted wiring can be cheaper)
- Basement stairs
- Possibly the basement door at the top
- Possibly ventilation (exercise room!)

In the description "Doors and screed" by the original poster, none of this is included either. Another question is whether the light wells are included in the offer, as these are often sold separately.
