We are planning to build a single-family home with a basement in the greater Dresden area. The house will be one and a half stories, about 125 sqm (1,345 sq ft) with a basement.
The construction method will be solid masonry with brick.
Our builder recommended a waterproof basement, but we were quite surprised when we received the cost estimate yesterday.
The price per square meter of living space in the house is calculated at around 2200€.
The basement is listed separately in two items:
84,700€ for a waterproof and perimeter insulated basement (precast basement)
9,000€ for basement finishing (doors, screed) << this also seems somewhat high to me
For the size of the house, this seems a bit expensive; online sources usually mention figures around 60,000€. There is no expectation of contaminated soil, and disposal and excavation are already included in the 84,700€ price.
It would be great if some of you could share your experiences or professional opinions on this :-)

How much floor area does the basement have?
I can't comment on construction costs in Dresden, but in Baden-Württemberg a basement built as a waterproof concrete shell (“white tank”) would be quite normal (especially if soil removal is included, which is often a big unknown).
Size and fittings are, of course, also important factors. For example, does it include electrical installations? Heating?
Is soil removal included as a flat rate or billed separately? You don’t want any unexpected surprises...

Hmm... 60 square meters (645 square feet) is not exactly large.
As I mentioned, I’m not familiar with prices in Dresden, but just the disposal of the excavated soil alone cost almost 15,000 euros. For an 80 square meter (860 square feet) basement with a waterproof concrete shell.
I can’t give you exact prices either, since although we contracted individual trades, the main contractor’s quote included the shell construction and I didn’t bother breaking down the individual costs. But roughly, I estimate about 70,000 euros for the bare basement structure. Additional costs came from screed, electrical work, heating, flooring, plastering/painting, and so on.
Just get a comparative quote. You could also ask a manufacturer of prefabricated basements, like Glatthaar or similar.
