Hello everyone,
Are you familiar with water stains on walls? They only appear after it rains.
This concerns a house that is about 4 years old.
Do you know if this indicates a defect? Should the wall be repaired in some way?
I’m quite uncertain about the stain.
Do you have any other ideas about what it might be?
Best regards,
Sebastian

I suspect that the water was pushed onto or over the metal sheet by the strong wind in the last two days, collected at the weld seams/joints, and then ran down the house wall.
Therefore, I would keep an eye on it over the next few days (there is still rain forecast). If it continues like this, I would contact the general contractor/roofer.

You are absolutely right, there are indeed two weld seams in that exact spot. The problem is that the low-pitched roof was covered with gravel and soil, and then planted over. The soil surface is uneven.
When I look at the photos from six months ago, the wet marks were already there. It is likely that even a light rain could have caused this.
If the roof were damaged as a result, would homeowners insurance cover it?
Thank you very much and best regards,
Sebastian

If the roof were damaged because of this, would a home building insurance cover it? That depends on your insurance policy. If storm damage is included, then you have a good chance. If not, then unfortunately not.

I don’t quite understand. Is it always wet, or only during heavy rain? I meant it must have happened several times before.
Now I feel much more reassured. Thank you.
