ᐅ Water Inside the Wall Frame: Construction Defect? (Shell Construction)

Hello everyone,

Our townhouse has had the windows installed for a few weeks now. Today, we happened to notice that there was water inside the window frames on the upper floor. It seems to have been there for a while because the drill shavings (or whatever they are, see photo) have already started to rust. This is only occurring on the windows upstairs. Downstairs everything is dry. Do you have any idea? Could the sealing pressure be too low? Is water coming in through the ventilation slots on the windows?

Thanks!

I just find it strange that it only happens on the upper floor while the entire ground floor remains dry.

This won’t be the last defect... All the issues visible to non-professionals are yet to come. So it’s best to speak politely and factually with the window installer. Maybe also try spraying it with a water jet to see if the moisture is actually coming from outside or if it has been standing there for a while already?

That is really encouraging and uplifting!

That’s just how building is. I only mentioned it because it’s clearly really bothering you. It’s still just the shell of the building, and apparently only one window. So it’s not such a big deal.

Hello,

We have exactly the same problem, in the same spots. Also only on the upper floor, but only at one window. We are still in the shell construction phase and building a flat roof. It puzzled me a lot why only this one window on the inside was wet until I went up to the roof and basically saw the fault for myself.

We had two days of heavy rain here, and apparently the water from the roof seeped through the gap in the parapet into the masonry and from there into the window.

According to the engineering office, this should be resolved with the roof sealing work.

But the two examples cannot be compared at all. One is water inside the frame, which can only drain outside anyway, the other comes from the roof and runs down the entire wall along the frame. Apples and oranges...
