Greetings,
What would be the recommended procedure here?

We plan to completely replaster the wall. It was observed that the first row of bricks shows signs of moisture, while the damp proof course only starts at the second row of bricks. What measures should be taken to also dry out the lowest row of bricks? The building dates back to 1910 and features rubble stone masonry in the basement area.

Basically simple:
  • completely excavate down to the actual "ground"
  • possible treatment of the wall, depending on its actual condition
  • then backfill everything and install an appropriate barrier against the wall – in our case, it ended up being a simple dimpled membrane, and since then there have been no issues

We initially considered fully waterproofing the hillside side with drainage and a waterproof barrier, but the cost of around €23,000.00 for just one side was quite high. Therefore, we decided against it.

We will proceed with this approach and possibly add a vapor barrier to ensure only the rubble stone remains damp or wet.

Excavate down to the foundation slab? Since the kitchen is not basemented.
