ᐅ Wait to install windows until the roofing contractor has finished?

Hello dear community,

my shell construction is complete. Next week the roof truss is scheduled to be installed, followed by the roofing. My builder says he wants to install the windows only after that. Does that make sense? I’m concerned because nothing else will happen for about 4 weeks except the roof work. In my opinion, the interior work could proceed in parallel. It is a four-unit building, approximately 16 x 16 m (52 x 52 ft) with two full floors.

As a reason, he says he doesn’t want the windows to get damaged in case something falls during the roofing work.

What do you think about that?

Interior work should only begin once the building is weather-tight – meaning the windows are installed *and* the roof is in place. Depending on the type of work (drywall installation?), starting earlier could cause significant issues.

Apart from that: Are you having the entire building constructed? Otherwise, the developer is unlikely to change their construction process just because of a single apartment buyer.

It would also be very unusual if the windows were already on site immediately after the shell construction. Normally, they are only measured and manufactured afterwards. If it currently only takes about 4 weeks, everything is going very well.

I am having the house built by the developer and will rent out all the apartments. What work can be done simultaneously with roofing?

Wait? 😉 Otherwise, decide on the fixtures and fittings, apply for utility connections, ... at most, maybe prepare electrical/plumbing installations (chasing walls).

I would rather assume that standard-sized windows are used and are therefore stock items.

Custom-made, precisely measured windows are simply too expensive nowadays.
